WHY SHORT TERM RENTAL INSTEAD OF TRADITIONAL RENTAL?

Shen Property Management provides accurate monthly return calculations to guarantee that our customers will continuously generate a much greater profit (even during slow seasons) than if the property were to be traditionally rented out. Through our services, customers will receive the satisfaction of the quick and punctual timing of receiving their money instead of relying on the traditional tenant's accountability. Shen Property Management is not your typical property management company. We are a management company that not only specializes in commercial short term rental services, but also recruits quality residential long term tenants. HOW DO YOUR FEES WORK?

Short-term rental management: Please contact us and find out. 

Traditional rental management: First month’s rent plus 10% of monthly rent.

Cleaning service: Starting from $30 monthly subscription fee. Please check out the Services page for more detail.

IS SHORT TERM RENTAL RISKY?

Within one year, 95% of the time commercial short term renting accrues a much higher revenue throughout the year than with the traditional long term renting system. Even though the market for short term renting is seasonal base, and the profits earned is heavily dependent on hot seasons, the yearly return of short term renting will still outweigh the return of long term renting.

HOW DO I KNOW IF MY PROPERTY IS BETTER OFF AS A SHORT TERM RENTAL PROPERTY OR A LONG TERM RENTAL PROPERTY?

Shen Property Management offers a free estimating comparison between both renting systems to show which choice is best suitable for our customer.

HOW MUCH DO I NEED TO SPEND ON FURNITURE AND SUPPLIES?

On average, each bedroom cost $1,500, each bathroom cost $300, kitchen cost $800, and living room cost $1,800 above.
Example: A complete vacant 5 bedrooms, 2 bathrooms, 2 living rooms with kitchen cost about $13,000 in furniture and supplies.

HOW LONG DOES IT TAKE FOR MY PROPERTY TO GO FROM VACANT TO LISTING READY?

Depending on the property's condition, size, and layout, the average time for us to prepare a customer's property to be ready for listing is about 2 to 4 weeks. This includes the renovations, designing, purchasing of the furniture and supplies, assembling of the furniture, and staging of the property. We will deal with all the preliminary steps of remodeling your home and save you from the headaches of preparing your property so that you won't have to.
